Staging an Open Floor Plan
Many home sellers wonder whether or not staging is a worthwhile investment. The answer is: it depends! We don’t recommend that furniture be brought in for every home after the pre-sale walk through, but if we feel that it will maximize the sale price we will ask our client to seriously consider it.
This gorgeous new construction home featured the ever popular open floor plan, but that was actually also a problem. Buyers were having a hard time visualizing exactly how the open kitchen and living area would function.
BEFORE: The big, empty, open room felt cold and unwelcoming.
According to the 2017 Profile of Home Staging, 77% of agents reported that staging a home made it easier for the buyer to visualize a property as a future home… and this house was no exception!
AFTER: Modern furniture clearly defines the living space, while showcasing how this floor plan lends itself to entertaining.
Buyers in the 2017 Profile also ranked the living room as the most important room to be staged.
Vacant homes with open floor plans, odd layouts, undefined spaces, or unflattering architectural details are typical candidates for staging.
